OverviewContractor - Construction EstimatorEstimated length of time: 6 months24-30 hours per weekThe TMX Finance - Family of Companies is looking for a Contract Construction Estimator to join our fast-paced, process-driven team that executes and provides results that set our business up for success. As an estimator, you would oversee all things related to vendor relations, internal pricing audits, cost negotiations and budgeting for new constructions and store maintenance, while assisting with our store and corporate facilities maintenance, and project management. Your attention to detail and strong negotiation skills will be your keys to success in this role, making you invaluable to keeping our business looking and feeling professional. Essential Responsibilities Negotiate pricing and terms with general contractors to ensure adherence with contracts and Company pricing guidelines. Establish and maintain rapport with general contractors ensure consistent and fair pricing practices.Develop construction cost estimates and detailed scopes of work based on in-house design documents, reviewing these documents for consistency and value engineering opportunities on a regular basis.Develop and maintain relationships with new and existing vendors, HVAC companies, plumbers, electricians, general contractors, subcontractors, suppliers, and specified manufacturers; provide guidance on facilities, pre-construction, and post-construction processes and Company requirements.Coordinate scope of work between in-house designs and third-party consultants, providing pre-scope and budget for store submitted and corporate facilities tickets, and for needed repairs.Review all construction and facilities requisitions above project manager's approval limits for proper scope, allocations, and to ensure pricing guidelines are met.Research historic information for possible warranties in construction documents, previous maintenance information, or leasing documents.Maintain and update company construction material specs for department personal and vendors based on availability, pricing to meet changing store requirements. Minimum Qualifications

  • 3+ years in a project management or project estimating capacity for a general contractor, high-volume subcontractor, or high-volume retail construction environment
  • Ability to read and understand Architectural and Engineering plans, Maintenance Lease Provisions, building codes, and material specifications
  • Ability to balance attention to detail and quality control with the need to maintain a constant workflow
  • Strong interpersonal and negotiation skills
  • Ability to work in a high-volume, fast-paced environment
  • Ability to multi-task, follow direction, and follow up on tasks without prompting
  • Experience in order implementation, tracking, follow-up, and reporting
  • A thorough understanding of commercial construction systems, means, and methods
  • Thorough knowledge of construction costs as they relate to the CSI Master Format, with the ability to break out lump sum pricing into detailed scopes of work with definite quantities and units of measure
  • Expertise in construction methods and materials as they relate to new construction and tenant improvements/fit outs
  • Understanding of trade responsibilities within the overall construction contract
  • Familiarity with construction contract law principles and terminology
  • Knowledge of Division 2 through 16 CSI Master Format
  • Strong skills in Microsoft Office Suite including Word, Excel, and Outlook
  • Physical demands for this position frequently include: the ability to remain in a stationary position, move about freely inside and occasionally outside of the office, and the operation of mechanical controls, such as a keyboard.Preferred Qualifications
    • New construction and renovation experience
    • Trade certifications or licenses
    • AutoCAD and Revit experience
    • Adobe software products experience
