How You'll Contribute to the TeamThe Operations Manager is responsible for all physical operations, preservation, and maintenance of the asset in accordance with policies and procedures of the company. The primary objective is to provide a quality living environment for residents and to establish positive, productive working relationships with team members and vendors. Responsibilities include assisting executive leadership with monitoring of Key Performance Indicators (KPIs), budget development and monitoring, staffing and personnel issues and improvement and other routine duties as assigned.Primary Responsibilities Include:

  • Implement all policies and procedures as authorized in CCL Standard Operating Procedures (SOPs). Work within guidelines, policies, and budgets for the campus ensuring compliance.
  • Ensure that all physical aspects of the property are fully functional, safe, and attractive.
  • Perform and/or supervise daily maintenance service to residents units as requested by resident via a work order system.
  • Manage facilities maintenance, housekeeping, energy and environmental management, service contracting and other assigned functions, to meet campus Key Performance Indicators (KPIs).
  • Execute the preventative maintenance program as directed.
  • Ensure that management and organizational systems are in place to measure success and milestones so positive and negative trends are tracked regularly and proactively responded to.
  • Solicit outside bids for services and submit to Operations Director for review/approval.
  • Establish a strong working and collegial relationship with campus leadership.
  • Work with Corvias Campus Living leadership and corporate resources to select the best-suited professionals to staff the campus management team.
  • Participate in management committee meetings. Work with campus leadership to identify institutional goals and objectives.
  • Work with direct reports to establish customer service goals and initiatives for achieving a high ranking on surveys and resident satisfaction.
  • Recognize the uniqueness of the assigned campus and personally devote attention as needed to fluctuations as they occur.
  • Participate in an on-call duty rotation and respond to emergency calls after hours.
  • Coordinate with housing office move-out and move-in schedule in order to perform maintenance on vacated units during the make-ready period
  • Compile a variety of reports relating to the maintenance operations of the property
  • Coordinate and supervise all work performed by outside contractors.
  • Supervise and coordinate work shifts for Maintenance Technician(s) and Housekeeper(s), as applicable.
  • Evaluate the performance of Maintenance Supervisor(s), Technician(s) and Housekeeper(s), as applicable.
  • Purchase and maintain the inventory needed on-site to perform daily maintenance duties.
  • Maintain accurate records for furniture, keys and fixture inventories.
  • Work directly with the Operations Director and functional leaders to ensure the financial success of the portfolio by managing portfolio operations in support of goals, milestones, budgets and yearly deliverables.
  • Accurately prepare and convey all operational and financial data to the Operations Director in the context of maintaining a monthly budget.
  • Other duties as assigned.Role Specific Requirements Include:
    • Bachelors degree in Business, Construction, Engineering or a related field is preferred.
    • Minimum of five (5) years experience in all aspects of maintaining large scale university, student or multifamily housing.
    • EPA Type 2 certification required; Type 3 or Universal certification is strongly preferred. Experience required in areas including carpentry, plumbing and electrical systems.
    • Experience in common maintenance items such as drywall repair, phone systems and lock repair.
    • Competent skill levels in all other areas of maintenance.
    • Demonstrated record of building a strong customer service ethos with metrics and objectives in a facilities function.
    • Embraces sustainable principles.
